Q: What kind of land do you have available?

A: There are 9 lots on Corfu Road in Elka Park, NY. They are between 2 and 15 acres situated on a private road. Several lots have had percolation tests for septic and have homesites cleared. The road has just been maintained.

We also have property in Western New York. An exclusive community called Clarence Center outside of Buffalo. In fact, members of our partnership have property all across the country.

We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different investors want different things. We’ll let you know what is available with each property.

Q: How are the properties on this site different from the ones I’d find on the MLS?

A: Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale.  We work directly with the homeowners because many times we’re able to help them solve their problems more quickly and cheaper than listing them on the MLS. You SHOULD shop on zillow.com or redfin.com or even land.com. We want to work with knowledgeable buyers who want to deal with real people and not giant websites.

Q: Are you an agent that lists land for sale?

A: Another great question. No, we are not agents. We buy land and sell land. We hire the best professionals to guide this process. So we use agents and are active ourselves.

Q: Can I use bank financing to buy these properties?

A: We work with investors who buy in many different ways. However, we tend to work with people who can close quickly, so most of our clients pay cash. However, if you are pre-approved with a bank and can close quickly… we’ll consider all offers.  If you need financing to buy a property you see on our site, contact us today because we have landowner financing available on some of our properties.

Q: How do I make an offer on a property?

We take offers on a first come first serve… and telephone tends to be the quickest.  Once you connect with us and you want to purchase the property, we’ll require an earnest deposit to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.
